I would point out here that simple thought ought to suggest that because real estate is variable, maybe the best thing to do in order to determine if the conclusion/dollar amount is "accurate" would be to obtain more data and do a second comparison, or a third, or a fourth, etc.Once an appraiser puts together a few of these, it is likely they might end up with a range of values for the same element, considering real estate is variable right?

After two weeks, my guess would be one of the above.I've bounced off of this scenario more than a few times, and I've come to two conclusions:1 - They're going to leave you hanging, be late or not at all with the rent, try litigation, etc...and in the end be a vacant property...with late/missing rent payments.2 - ...and, my solution (see above) became a case of, "If you can't lose it, use it".

This community will (probably) respond.I was an appraiser for 14 years so, I suppose I had a bit of a head start in that department, and I can tell you from that perspective that very often an investors research and conclusions, or one step better a homeowners research and conclusions, are very often as good and better than what an appraiser can/will provide.
