I dont know the Portland market, but I know it is softening.

Even if prices are about to soften, you might still want to look into house hacking a small multi if it cash flows well.

Time would tel how deep this softening in the market would be, who knows... 

I don’t think it’s just me but I’ve seen prices soften in the last month.

Regarding your question....I think both buy-and-hold investors and flippers are looking for more creative ways to add value to their acquisitions, considering this market seems to be softening (while sellers are stubborn and think their homes will continue to appreciate the way they have the last five years).

Prices are softening, and homes are sitting longer than earlier in the year, but DOM is still ridiculously low. 30-60 days.

So because of an especially bad snowstorm her exit plans were delayed by 4 days and what with the final gas bill and cost to fill water softener she owes us an additional $700.

Growing up I guess I recognized the bad guys in westerns before the plot thickened, it's pretty obvious when the guy standing on a wagon is saying his bottle of secret formula can cure poor eye sight, any cough, back pain and can take stains out of your clothes and soften your leather boots!

Remember, time softens these hard positions.  

Not to mention the chances your budget goes over, market softens, city approvals take too long, etc.
