Just make sure you seal it really well or that cat pee will be impossible to get out once it soaks in.

You won't get anything from the tenant but also won't get legislation to change based on the first interaction with your elected officials but you will plant a seed and you will have a lever to pull to vent to with someone who might actually be able to drive change! 

And landscaping, planting and seeding grass will have to wait.

So much to learn and I'm soaking up every drop.

I have a plan to take that profit to less expensive market (Columbus, OH) and use it as seed money to start investing/rehabbing full time.

Moving into the investment side of things and I am spending all my free time soaking up knowledge from every source possible.

This might look like putting 20% down on a couple of newer properties and plant "seeds" for your future wealth.
