Because I have max that I can afford to pay for houses.. looking up cases and finding them to be $190+ is shocking and sad because I know what these houses have been selling for and that is not close to what the bank wants for them.I know that the booklet had way more information than what i saw.. but I only got a quick glance at it... and if I had son..

So if I think it's a deal, he is on boarddeal #14 $75K purchase for 3/2 SFR, needs $7500 in repairs, will sell for $130,000, will use hard money, fix and flip, or might keep as a rental, will rent for $900/monthdeal #15 $105,000 purchase for 4/2 SFR, needs 13K in repairs, will sell for $150,000, will use hard money, fix and flip, or might keep as rental, will rent for $1100/monthdeal #16 $140,000 purchase for duplex each side is 2 bed/2 bath, monthly rent $1800, will use hard money to buy then refi after 6 months seasoning, should cashflow $800/month +/----------------------------------Real estate has allowed me to create over $500,000 in cash and equity in less than 2 years, I'm still pretty shocked by that, but very happy as wellI've never done direct mail, these were all done by networking with agents and writing 300 + cash offers to purchase on properties listed on the MLS.

I'm convinced you are right Tim, it's just that I am shocked to see houses for this cheap, they all seem to cash flow even at 20k-30k, I'm only imagining the portfolio growth rate you guys are experiencing, it must be sick with all those great deals around.
