The timeline varies on when probate cases settle from state to state.In CA the probate timeline is usually 8-12 months but depending on the complexity of the probate, it could be longer..

I want the property to have multiple units and have looked at duplexes-quadplexes, but are most likely going to settle on a house with a basement that we can turn into an apartment if it makes sense.

They will exagerate and intimidate to get you to pay something (even settle with a fine).   

Keep searching and don’t settle for a mediocre deal. 

The driveway has settled 6 inches and the back patio (10x10ft of concrete) is completely destroyed (split into 4 pieces) from settling.

It takes a lot of time to find deals consistently and most people don’t enough time so they settle for getting deals at 80%.

Most of the MF in my area lately have been selling with single digit CoC returns, just a little hard pressed to settle for such low returns.

Your property might not be worth 300k in a couple of years, so why settle for a 7-cap now in an asset that doesn't have much short-term appreciation potential if you can get higher yield in another market?
