Any foundation experts out there?
Looking to buy a property in Littleton Colorado for a house hack. Found a home that is perfect for what I'm trying to do and the price is right.
My main concern is with the foundation. The house was built in 1980 and the soil in the area is bentonite. The driveway has settled 6 inches and the back patio (10x10ft of concrete) is completely destroyed (split into 4 pieces) from settling. They are separate from the foundation. During the inspection they did not find anything to suggest that the foundation has issues (i.e. no issues closing doors, cracks in walls, windows not working. The basement does have a bizarre raised carpet. It's really old and was not put in by the current owners so I don't believe its an intentional cover up.
The inspector says the foundation doesn't make him nervous, but of course that's one person's opinion and people do miss things.
Considering having a structural engineer take a look as ripping out the floors in the basement is out of the question.
Any thoughts or suggestions?
