Did you try scrubbing your mailing list?

We sell more homes in Missouri than any other brokerage.....My team sells more homes in this neighborhood than any other brokerage....I'm not a fan of the tv shows, but you see a lot of young agents on them.....so maybe model some of them.You be You, but if dressing professionally is you and respected in your community....then do that, every day, every where....all the time....be the guy who shows up in suit and tie every single time.....probably a reason certain professions wear certain clothes.....doctor in lab coat or scrubs.....banker wearing suit and tie.Study everything you can...know your market, know your inventory, know your neighborhoods, talk to everyone, know your prices.....you do all that and you'll be running circles around everyone else. 

Some people do every detail right down to scrubbing toilets.

Make sure you scrub through a known litigators  list and DNC list beforehand.

We pull homeowner data from the County Assessor (I've used both RealQuest and Data Tree) for the type of properties in the areas we want and send ALL owners an offer -- not just tax delinquencies or absentee.We scrub out the properties with a mortgage and spend a considerable time on pricing.

Don't forget to scrub your call list against the Do Not Call list. 

I dealt with this in a condo I bought from a smoker.1) Open windows2) Definitely rip up any carpet that may be there3) Put on a mask-  Clean and scrub walls/windows/floors/trim every surface in the house with bleach/water mixture.

I scrub the list to remove things like properties with a mortgage, duplicates, etc. and spend a tremendous amount of time on pricing, because although these offers may be a lot less than retail, they are not out of the question.

Toxic lye based chemicals and HOURS of scrubbing.  

The cadet also scrubs the bowl clean with every flush, reducing mold buildup.
