Leave the ugly cabinets (or just paint them), leave a roof thats on its last leg and maybe has 4 or 5 years tops with repairs if that.My goal was to take down houses and by doing that, I was able to grow faster and offer more so I could get more. 

There must be a cause for mold growth, and that cause is almost always moisture.Check there are no roof leaks or attic window leaks.

@Mark Duttonjust to tackle one specific aspect of your portfolio - if you have 'mortgage payments' of $5500 and rental income of $6850 you absolutely do NOT have 'cash flow' of $1300 a month. 

Make sure you cover the roof, windows, sheds, landscaping-everything.

Had a good foundation, roof needed some repairs.

I did the same when I was selling roofs and will knock on a doors super quick to talk about buying their property. 

I was more diligent about soft aspects of the interaction when accepting applications.  

As a side note, Floridas current insurance issues are mostly caused by other factors besides the increase in severity and frequency of natural disasters however (roofing scams and no caps on lawyers fees for claims, both results of bad government policy that resulted in most insurance companies leaving the state and the remaining ones raising rates to account for having to pay for all of the roofing scams and absurdly high attorney fees on simple claims). 

Each unit is 924 sqft.From what I can see in the video, it needs new roof.
