I agree with @Michael Lewis; the family has created a monster and he will never leave peacefully.

They do 'handwritten' letters and postcards done by pen-wielding robot arms (seriously). 

I have a hard time understanding because I am the type of person to definitely choose a robot over a person.

Although from your comments if you are unready and unprepared to be a landlord in general, if the tenant is reasonably OK it might be an idea to keep her and study up on best screening practices so that when you do lease up you don't invite a monster into your premises.

I did a lot of loans in those days for flippers who were in this scenario.as well as I foreclosed on a good number of borrowers as well who defaulted on my loans.. but the good news is you have monster equity.. sell the home move on.. if you think you were wronged sue the bank.BK should be last resort that will haunt you.. if you plan on ever borrowing money again.

I feel I can get more out of the commercial space and 2 bedroom unit but after the fact, I am expecting to see $2500/mo income before expensesAssuming there's no monster expenses such as foundational, needing all new electrical, etc that should do quite well for you!  

It's not that I was worried about the apartment but this person was OMG just plain off her rocker she switched and like turned into a monster..
