@Paul Sandhu  I have a friend that has replicated the Paul Sandhu business model in Borger. 

He was able to make it cash flow, the home appreciated in value and he used it to fund other deals.I want to replicate this.

Then try to replicate that elsewhere.

This understanding can be challenging to replicate when you're investing in areas outside your familiar territory.

If one were to replicate these enhancements independently, the cost could likely be half or even less of the quoted price.

I follow some of those people on social media and would like to try and replicate what they are doing I just don't have thousands to spend on their "training" or "mentorship programs" at the moment.I plan to save the money from this flip to then buy a duplex and house hack, but I'm always looking for new ways to make money and source deals!
