A 3/2 in CA is a bargain for $300K while in our markets, $300K would get you a move in ready 4/2 on the water.

It has to be the worst market in the country.That being said…Can you sell your current primary for a decent price and move in to this property?

It can be a very good market, but the why behind your choice may help us give you better advice on how to move forward.Before realtors and property managers, you really need to meet other investors so you are making a good move by trying to do that here, but it would be better if you could do it in person.

For instance, the term could be 3 years and add a clause that says they have to return the property to the condition it was in when they moved in, not just keep their deposit. 

I spend a good bit of my day making sure everyone doing work on our properties has everything they need to keep the job moving so I can get rented-- Not very many people squeak more out of a reno dollar than we do ;).
