Things will be a little different in Québec as they have both a different legal system and land registry practices from the rest of the country.

They never did the paperwork or filed it at the Registry of Deeds. 

In response to your question about being a cash buyer - you are not considered a cash buyer because you are using a private lender who will also be 1st mortgage once recorded at the registry.

I do look at the Megan's list registry when buying property.
