My strategy with "stopping by" is that the medium of email is oftentimes interpreted in the perception of the reader, not the sender. 

He poses a few 'challenges' to the reader in each section. 

Here's the reader's digest version:They do not have a written agreement (and at this point cannot agree on one)She wants to sell, he does not (he is not on the mortgage but is on the title)Tenants that were month to month are moving at the end of the month, no rental listing existsTo get the property, he put up a down payment (over $50k), and she secured the mortgageWhat he wants in a buyout or sale is unreasonable (after lawyer review), and even though they still cannot agree on a partnership agreement, he wants to list the rental and get tenants in ASAP.

Staying in the right mindset also means becoming a voracious reader of good books and one that changed my life is "Awaken the Giant Within" by Anthony Robbins.

In late 2020, I discovered BiggerPockets and have been a reader/podcast listener since, trying to absorb everything there is to know about buying my first home that would also act as an investment property.

I was looking out by the street when the water meter reader wandered by and asked 'are you the new owner'?

We then have a team member read the meter every month with a touch pad reader on the outside of the trailer.
