It does pass a 4 point.Also, I work W2 and do well, but I haven't filed my 2022 taxes yet (extension from accountant moving to a new company).

Further, the bureaus charge about $100 and won't generally inspect/allow/pass a residence.  

Then you must pass a 4 hr test in both Law and Trade.....and for example, when I took my last license exam, the pass rate was only 12%.Then you must be fingerprinted and run through the national database similar to purchasing a firearm.Then....it usually costs $500 dollars for a 2 year license, after you've paid $400 for the test and $500 for the class.

Just pass a law.

For relatively expensive markets, like Phoenix, this can be difficult to pass as the rent to price ratios of many properties are very low.

Maine did just recently pass a law that goes into effect shortly that should change downtown growth areas for those that know about it.

With FHA the property needs to pass a self sufficiency test which basically means that 75% of the rents must cover the mortgage amount, which I have yet to find here in San Diego because a lot of the time these mutli units have tenants in them that have been paying well under market rents.

However, to become an Architect it is a 5-year bachelor program or a 3-year master program and then you have to pass a few exams.
