I would also go to a local group if possible, BRRRR is tough in this... interesting rate environment. 

The last years have been tough to find deals, but it is getting a little easier now and I talk about numbers on my YouTube channel: we have seen more inventory in the market in September than at any time in the last four years.

I just don't have a big market, so it's tough to find something like this particular property as evidence.I was thinking of something more general, like a formal study of various markets, but I haven't found anything except general articles or blogs.

Tough pill to swallow because the rate I currently have vs what I would be refinancing into... so not sure it's the right move for me yet.

OOS investing is not as easy as advertised, and if you pick a market thousands of miles away based solely on numbers it may be tough to build a network and get started.
