How many Due on Sale clauses have you actually seen enforced?

Actually, it is possible do structure a 1031 Exchange on the sale of one or more relinquished properties and then using the proceeds through the 1031 Exchange to construct improvements on real property you already own.

I have a situation where a person I know is moving out of the country and would be looking to put their home for sale in the summer.

I found a nice established one for sale.

After being in the corporate sales world for about 10 years, I realized that I do not want to return.

And you would get to indefinitely defer all tax on the gain from the sale.

The goal is to slowly build a real estate portfolio and get to a point that I can eventually sale my business. 

@Shawn Questa I agree with you that there could be some opportunity here, but personally, with that little equity in the property, I'd wait for the pre-foreclosure process to start and  perhaps you can do a short sale (though I don't know the details on how that's handled in TX).

@JR Gonzalez, You can allocate the proceeds from your sale anyway you want. 

I'm also seeing lots of homes for sale that were used as Airbnbs, so I'm wondering if that along with these numbers may indicate it's an overly saturated market, and if these are signs that maybe I should keep searching for a stronger market, or just a property that cash flows given the average annual revenue?
