And this is a biggee wading through the fake lenders or the Joker brokers that tell you what you want to hear  but cant get the deals funded and you lose the deal and a lot of money.3. with actual PML  private people  usually have very limited funds so cant scale with them.. they can have a life event and just stop doing loans all together..

With the cost of utilities and the level of comfort people feel is mandatory now there is no way I would want to be on the hook for it. 

A lot of people spend their time doing this, but it's not a good use of time because it can not teach you anything relevant without seeing each one in person.

Generally speaking, I think tech like this stuff and social media have lowered the barrier to entry, allowing people to take risks they dont fully understand, whether wholesaling. flipping, lending, etc.

You can just answer it without the jazz, and I bet you know a few places right off top of head where people WANT to live, right. 

Too often, I just hear people say they are "looking for a good deal", but defining that good deal in a specific area makes it much easier to spot.

My realtor told me that there's been happenings of neighbors turning in people who are doing STR's and getting investigated by authorities, resulting in fines & such.
