The office administrator did the initial due diligence, the corporate counsel reviewed the lease, the accounts payable coordinator setup the accounts and sent the security deposit, one of the VPs signed the lease, and only after all of that occurred did I get the name and contact information of the tenant.- Now I am in their system as a Vendor/Subcontractor.

There's no SEC violation as each is set up as an investment club -- properties are purchased in LLC's and investors buy in to the LLC. 

It is one thing to land a National account, quite another to get some guy that has set up a one man corporation with fast talk and nothing to back it up.

But that said; the infrastructure is not set up for so many people and there are new cabins everywhere!

Typically HELOC lenders don't escrow since they're often set up to be in 2nd and rely on the first to check tax/ins more regularly.

Set up 1-2 hour time periods on Saturday/Sunday through messaging of when your dad/can call him the showing agent can be at the property so prospective tenants can view the unit (will save him a lot of back and forth).
