Its important to note that the rent from the 3 units is added to your income to qualify (less advantageous calc method)  and is not used to offset the mortgage (more advantageous calculation).Also you have two current loans outstanding VA loans that have 67% of your 667k limit tied up.

It is ok, but not outstanding.  

The public records will show the total amount of the loan, but not the outstanding balance so they won't know if you are leveraged or not.

When I represent a buyer on the retail side, the main factors are budget ($250K means Brockton, not Wellesley), commuting options (highways, commuter rail, commuter boat), Schools (refer to www.GreatSchools.org) and crime (I use Trulia's crime heat maps).For investors, it's a lot more about where the investor wants to be. 

Also helps to have easy access to public transit and/or highway.

You should file to get a judgement for the unpaid rent and other outstanding bills (if Rent is not paid, I assume water is not paid).

Check with the local building department to find out whether there are outstanding permits for any work that was done on the house.
