It just feels like I’ve been making a lot of short term sacrifices for long term gains and I have to be really diligent with money management. or I could also just try to borrow money for the renovation, and pay off the line of credit over time, but I feel like that really would limit me and if the stock market(my collateral) went down I could also see some trouble. 

And if you base an offer price on that, you'll likely have an extremely difficult time getting any traction.

What I've found is that it offers too many configurations and if the user isn't aware of what the outcomes are, it can actually make them loose more money faster.

A scenario where you intented to hold but something came up like an unsolicited offer, higher expenses forcing a sale, change in demographics etc.   

Decide what is important to you and choose the custodian that offers it.

Many other firms offer the same knowledge at a fraction of the cost because they don't have office overhead or tons of highly paid employees to float.

I wouldn't offer this to start with but these tenants may have difficulty getting out even if they want to be 100% cooperative.
