i work full time too, so i can only do one big project at a time, and can only make about 1 offer every 1-2 months.my stock answer to anyone is to invest where they live - and for expensive metros that includes 1-2 hours out. 

My bank connection breaks multiple times a year, and we are going on 2 months with no offered solution from Stessa other than they are working on it.

The one I am speaking with currently has not offered up any sort of contract so I am taking the lead on preparing something.  

No need to go through all that work, expense and permits for gas (unless the utility or state is offering a grant). 

Sounds like an easily executable deal from what you've stated but likely need more color to offer path forward, terms, etc.

@Aaron Bard- plenty of  lenders  offer  DCSR loans ...contact a  few  for  quotes ...also - dont  pay  any  lenders  at the beginning of the process 

If you ever see someone offering terms that are too good to be true, you might as well just post your SS# and banking information on IG.

Our job is to rapidly identify, qualify and analyze all listings, tour the propsect as soon as possible and write workable and winnable offers.

Our goal is to identify a property and make an offer before the end of 1Q 2025.
