You can ask piliminary questions to see if an applicant is worth your time too if you don't want applicants always filling out an application before a tour.

. - Sometimes we lose both tenants, but often we can keep the longer-term tenant calm until we get rid of the newer tenant.This is more difficult to do when you place a new tenant into a 10-unit building where all the other tenants have been there awhile.

If it's a long-term hold, removing the boiler can give you a huge NOI, so you should consider it... especially if you are already renovating!

I'd generally just do an amenndment to void the current lease when the tenant moves out and have a fresh one started with the new tenant.However it is also totally ok for you to keep the previous lease in place and have the current tenant remain the main tenant and the new one can "sublease" from the old tenant.
