Paying cash the location tends to not be as strong say if 3 million cash small to mid suburban spot versus 6 million leveraging strong suburban to fringes of urban core.4.

I dont have regrets just did not care for STR  business personally. so we sold.But we have Mid term fully furnished rentals and I really like that one.. start off as a few months and end up staying a year or more and at close to double the rate and A class tennants..

YUP  when the GFC hit I had 450 loans out from my company in the mid west cash flow states from Chicago to Atlanta.. over 200 of them went into default over the course of the year..

If STRs prove difficult, platforms like **Furnished Finder** or mid-term rentals might be better options for steady income.

My tenants are on a 2 year fixed lease which ends in mid Feb 2025. 

If they had communicated again on 6/12 to remind you they were moving out on 6/13 would you believe you were entitled to rent through mid July?!?

I am looking to buy again in the next six months.Here’s the situation:I own a home in San Diego, currently worth about $1.05 million once the ADU is built.I owe $680k on the mortgage at 4.25%, with monthly payments around $5,500.The property generates $7,500 in monthly income: $5,200 from the main house as a vacation rental and about $2,300 from the ADU as a mid-term rental.My broker is advising me to do a cash-out refinance and switch to a DSCR loan, then move the property into my LLC.I’m hesitant because current interest rates are around 8%, and I was originally considering a HELOC due to these high rates.Given the high rates, would you recommend sticking with the HELOC, or does the DSCR loan make more sense in the long run?
