I have experience with real estate from a construction and leasing viewpoint because if my day job but figured the next logical step is to start investing on my own.

My logic with the HELOC is that I can draw from it - purchase a property, pay the HELOC down and keep a higher cash flow on that property vs pulling cash out.

That's classic Trump logic, not Bezos logic.

The same type of logic goes into the business of payday loans but we all know that they are predatory and do harm to those who are struggling financially.

Of course if you ask worse case scenario there is always a worse case.. but then logic comes into play.but some folks are nutso about no one knowing what they own or making it hard via public records..

is there things maybe some of you have come across that me being a noob haven't thought of I just want to be as logical with my first property as I can.

With that logic, wouldn't form be required?

I think that teaching Love and Logic Parenting classes over the past 8 years out of my office in Mesa, Arizona, has helped me learn how to have empathy for other's situations while still handing their problems back to them in a loving way and being a support to them as they work through those problems rather than rescuing them from those problems.  

It might not be the way I choose to balance my real estate portfolio but there’s logic to it.

I follow the logic - larger units, families with kids, lower crime rates.
