I feel your pain guy..Hang in there..I think Eddie is right on the money about the focus..This business requires a laser like focus and it's really easy to get swayed when things don't happen as fast as you're expecting them to.I came charging out of the gate all excited after taking a bunch of expensive guru course's on wholesaling(i'm too embarrassed to say how much I've spent on them) and quickly realized it's not so easy (here in So-cal anyway),then I started bouncing all over and now I'm back at square one,but I know lots more than I did before and now I can use all that frustration and disappointment to design a better, more focused, more appropriate business plan..Without that it's like driving without a map..who knows where you'll end up...Jason has been very helpful to me with advice as have a quite few others on here and at local REI meetings..I highly doubt there are too many successful people who weren't in your shoes at one point and almost gave up..but they didn't.. and that's why they are where they are now...Find your niche ASAP and work it...work it..work it..One day you will find yourself where you want to be..someone out there needs help..you can be the one who helps them...there is a forum post on Motivation quotes on BP..Have a read through them when you're doubting yourself..this was one of them."

I've already poured 6 of the 9 footings and installed the longest beam, but I'm going to pull the beam out again and reinstall..

Because we do a lot of our own marketing materials (we have a full-time agent on staff), it's a great benefit to have a nice laser printer independent of the fax/copier/scanner.Generally, the printers on the all-in-ones are pretty cheap, so if you'll be doing any serious printing, get a separate one...

, Have a property not quite rent ready, looks pretty good inside, new paint, counters, new bathroom ect, but the house still has alot of problems, the 2 bedrooms, bath and living room need to be rewired, as its knob and tube wiring, and the gas lines are needing replaced, as well as some serious plumbing work underneth (pier and beam), probablly $10,000 away from rent ready if i contracted it, and I've just been sitting on it until I can finish the work, been too cold lately and I've been busy.

All I know that is wrong with it is there's a broken pipe under the house (pier and beam) and part of the floor is sagging somewhere in the house.

BUT I purposely used materials to the city's standard for decks: larger joists, heavier plywood, and I think stronger beams and uprights.

I have a single family from the 1800's, it was built as a post a beam frame house.
