Hey @Justin Woods - as far as I'm aware, the property has to be a complete investment property to even qualify for cost segregation studies and on top of that it has to be large enough to actually justify the study costs/benefits.I don't think it's worth it for a SFH househack you're turning into a 2 family. 

I don’t have a lot of extra capital each month to invest in large-scale real estate opportunities yet, but I’m motivated to build up my resources and experience.

I would love to meet some new members, young or no, whose goals might include a solid cash flow and providing good value to renters who are exploited or poorly treated by unresponsive landlords or large corporate operations.  

For small apartment buildings and large apartment buildings the commission is usually 100% to the tenant rep.

I could see how it could get up to $16K with materials for a service that large.

I'm curious if these new tech can somehow help me streamline certain tasks or reduce dependency on scarce trades in your experience.Appreciate any additional thoughts I looked at 3d printing those machines are 800k plus.. and if you watch the video you need very large lots as you have to bring in truck loads of sand etc.. so thats not really going to work in an urban environment like Charleston SC were I have built 35 plus homes in the downtown core on lots that are from 12' wide to max of about 30' and roadways that are only 20' wide and have houses and cars on every lot expect the infill..
