I also know the zoning/permits better than the appraiser on some of them because if they passed initial evaluation I looked up the zoning and permits. 

I understand my role should include more than raising the initial equity investment and continue throughout the holding period and disposition.Here are my questions:Is Number 3 (from above) a good idea to create anonymity for investors?

The landlord responded that the lease was not subject to the Rent Adjustment Program since the rental was for “sole use of one or more rooms and shared use of common areas (such as a kitchen) in the residence,” which was a single-family home.In its decision, the court focused on the definition of a “dwelling unit” as used in the exception found in Civil Code section 1954.52(a)(3)(A), which provides that “an owner of residential real property may establish the initial and all subsequent rental rates for a dwelling or a unit about which the following is true…It is alienable separate from the title to any other dwelling unit….” .

10/16/24 - Update:I finally reached out to our HD contact (Brian) and he initiated the process on October 18th by forwarding my email to an internal contact and requesting the upgrade.

I can say for certain my top 2 moments of the conference were the initial guided networking session lead by Andy Gil, really was a great small group of investors and I'm confident I'm going to consistently keep up with their journeys!

With that said, my goal with advance booking is to bring-in a decent amount of revenue during the offseason (winter), but don't want to scare anyone away with a large initial deposit, and of course I'd like to discourage cancellations.  

Unfortunately, a lot of people jump into 2nds initially because they are newer investors and don't have a lot of capital to work with.

Its like dating, do not expect to close the deal on the first call, it takes 60-90 from that initial call to get someone to commit.2.

They have streamlined processes and for my clients, we rarely see more than 3-5 conditions from initial underwrite and conditional approval. 

This quick turnaround showcased the power of market timing and effective negotiation, doubling the initial investment in just one day.
