@Brigham LewisMy belief is that college is virtually useless unless you’re going into something like medicine, technology (debatable), engineering or architecture, accounting, that kind of thing, or if your end goal requires an advanced degree (my degree is in psychology bc I wanted to do counseling, which requires at least a masters - I had kids and never went back, and got into real estate instead).

I told him there was no need as I would become a geneticist or medical researcher & could pay off my student loans in no time.Fast forward 20 years, and not only did I not get a degree in Biology/Pre-medicine, I didn't even graduate UCSB.

The reason to do this is to get a base line so you'll have something to compare against when creating a deal with the seller.One path to explore is to see what her sales price is (if it's fair and agreeable) then subtract that amount from her balance on her mortgage and that would be her gross equity.
