CAREFUL !!!

To be honest no one we showed the house to seemed to care. wow 8k for a waterline.. 

To be fair, I'm not saying the Midwest is a bad market but you have to be really careful where and what you buy. 

One thing you want to be careful of with your plan is tenant blowback if talking about management talks about tenants as you said it would.

Sometimes you have to drop everything to take care of your guest.

As far as ethically that is part of my nature and I don't care for the aggressive (potentially predatory) strategies discussed by others, but I see value in offering a transparent and convenient service with lower costs and faster turnarounds than traditional MLS transactions. 

Just be careful your expenses and time to complete don't go over.

I guess that is why so many people buy lottery tickets, to have a little nicer car to drive to work....I grew up watching my mom carefully invest in stocks that she held for decades and built a nice portfolio with, I could never understand people who would get a bonus and spend it rather then invest it.  

If you care to elaborate on your comment "trusts don't provide asset protection", I'm all ears and I mean that sincerely, I'm always ready to learn more.

I would be careful when looking at discount PMs because if they aren't making money, they likely have terrible systems in place for management.
