I caught the bug watching Brandon Turner and other investors talking about leverage and it made me want to jump the gun and speed up my debt pay off.

Post the pay or quit and stick to your guns.  

Our mortgage broker seems to have forgotten that it's a student rental and now, with another property under contract - the down payment for which was coming from the refi - we're under the gun.

Stick to your guns on the close out inspections, and make the seller do what they are responsible for.

You are in the Top Gun when it comes to syndicators, IMHO.

I do feel I jumped the gun on the offer, not having all the information, however, I feel that this type of calculation 'guesswork' is common - especially when dealing with owner paid utilities (which is almost all that is available in my area in my cost range).

If you have to carry a gun to collect your rents it is not worth it.

Trying to do a flip under the gun leads to mistakes.

So my guns are just about loaded and I originally had my sights set on a BRRRR strategy with a focus on 3/2 SFR.
