I like to think that most of my portfolio is a good mix of A-C homes.

It depends on the number of Units, Residential or Commercial, Apartment Complex or mix of Single Family and Multifamily.Under 25 unit  - Tenant Cloud, RentechUnder 100 - Then Doorloop/Buildium.100+ - AppFolio, Yardi, Rent Manager.Apartment Management : Yardi seems to be wildly usedSingle Family ( Mixed ) - AppFolio seems to be popularRent manager has a good customer support team.

There's a nice mix of investors, wholesalers, lenders, agents, and the speakers are usually pretty good.

Then you need to create your own buy right criteria: Age of asset, unit mix, median income, amenities, etc.

I’m getting mixed messages in the reply’s but most people stand by you have to wait the 30 days and then you can re-sell. 

We have built decently sized portfolio (28 units, mix of mostly small multifamily with one commercial property) over the last 5 years using the BRRRR method. 

We went with a modern/rustic theme - added string lights in the back yard, black paint on the stone fireplace, and a mix of modern and rustic furniture and light fixtures, etc.
