The buyer had to either bring $5,500 in cash to closing of lose the deal.That $5,500 couldn't be financed because the 1st would have grabbed it as they were still coming up short. 

and now I have 3 licenses 3 bonds and 3 separate insurance policies.. you have to pay a fee for each license BUT there is no test.. its just over the counter.. its a money grab by our state and they are trying to protect sub contractors I think as well.

Instead of trying to grab financing at the purchase phase of our deals (which was leading to only finding deals that meet only our minimum requirements if at all)  we decided to go after deals with all cash where there was more value to be added and where cash could really give us a much better purchase price and resulted in the numbers we want (Cash on Cash / Cashflow). 

This will give you a good excuse to drop by her current residence to grab a quick signature.
