Hard money rates are typically higher in the range of 7.99-11.99 and can close in anywhere from 7-14days, these loans are not long term loans as they range a little as 3mos-24mos Hard money Underwriting is an easier process as it is asset based.Conventional loans can provide cheaper rates and and longer terms, but will undergo a longer approval time and Underwriting Process.

Some may only be eligible for certain types of financing, some are not eligible for financing, some require longer wait periods to undergo review and the buyer must pay for the review, and some lenders will finance owner-occupied but not investor condo loans.

You can jack up your net income and then have a bigger tax bill come tax time.Or you can minimize your net income and have a big fat tax refund come tax time.Valid point about effectively option B being an "interest free loan" to the gov't, but other than that you're not going to make or lose any money either way.

If the opportunity is not profitable, then you are seeing losses and the tax breaks from the Opportunity Zone program are not as great an incentive or as helpful at that point.Smart investors realize that, as with other areas that undergo refurbishing and renovation, the properties surrounding the Qualified Opportunity Zones may present attractive investment opportunities as well.

So by the time a broker prices to be competitive for "jumbo" loans (where retail banks typically have the thinnest profit margins, to win the business of the 800 FICO $2.5m price 30% down people they can later cross sell other financial services to), that same thin margin by law must also be the margin on FHA/VA, where retail banks by contrast generally have the fattest profit margins (a factor of 3 is not unheard of).Being a veteran and seeing that giant fat profit margin on VA for my fellow veterans, and figuring all this out, was part of why I made the switch.
