Furnished Finder means you will need to have more interaction points to process them and collect payment--- does not mean it's a bad option, but there is less automation involved.

If the rents were collected after closing and they were not addressed in the sale, then you shouldn't have a legal obligation to give them anything.

This is a very common agreement, in your space your problem and they also should have insurance that if its extensive insurance would cover it. 

Does their collective business occupy one of the spaces in the building? 

Just be aware that the city is underdeveloped and you might want to be extra careful when choosing tenants to make sure that you'll be collecting your rent every month.
