You could also lower your assignment fee a little if you're having trouble pushing the house- 15K on a property worth 88K seems like you might be taking more of the cake than your end buyer who's the one taking all the risk.

The reason is with conservative numbers I will attract many quality tenants for the low rate and anything over that is icing on the cake but not needed to hit my return projections.

That includes forming a business entity, taxes, bookkeeping, marketing, talking to buyers and sellers, contract engineering, negotiating, title issues, and the list goes on.I missed a couple of deals at first because I was afraid to pull the trigger and other investors picked them up.I got my first deal in July and it was a piece of cake.
