I confronted him and asked him why he didn’t remove all that infected drywall inside the closet and he said that his company doesn’t deal with air conditioners and didn’t want to be liable for messing up the ductwork etc.

We had to add 10 piers under house, mostly new floor joists, all subfloor, most sheetrock, mostly new wiring, new HVAC and ductwork, new sewer, water, and gas lines, etc… and we were able to stay under $60k I believe.

I think you could get it painted for closer to $3/sf.Plumbing Finish Work $5kTechnically in your Kitchen and Bathroom allowances that you included, those should cover all of the plumbing finish work for the kitchens and bathrooms so you are doubled-up there.HVAC Rough-in/EquipNew Ductwork $5k - rarely will you need to re-do the ductwork on a property unless you are changing the floor plan.New HVAC Equipment ($7k) - not a bad price, but I would only replace the equipment if it's not working or 20+ years old.Electrical Rough-in $20kI've rewired a lot of houses and I've never spent over $6k for a new panel, complete rewire including fixture install.

I haven't personally gone through and had ductwork cleaned, but I've been told that's something that you should account for as well.

If someone didn't know this they might think to use regular floor joists and build drop-downs for the ductwork which may save $10k.

Now that the blower has to push through both the heat exchangers and the coil, the blower isn't strong enough to move the air effectively.It would make sense to me that if you are going to replace the blower for $600, and for $700 more you get a new furnace, I'd go 100% new, as they recommended.An alternate solution, but an inelegant one, I have heard of people installing auxiliary fans in the ductwork that will turn on when the furnace blower is on.
