It's time to jump!!!

Hello to you all out there!!! 

I'm looking for some direction and for some reason, it's been very difficult finding that connection with my situation and someone to guide me.

My brother introduced me to the strategy here and now I have lots of questions. 

Backstory

I bought my house through my

friend on land contract a few years ago. She has been a blessing!! After a while we agreed that I could pay the remaining balance of the house at closing from a sell or financing on my own. My SO and I were able to do renovations from windows and duct work to an addition in the kitchen and a deck. All of which is paid for. I just have to close the deal with my friend and find a new renter. 

My mind and heart are telling me to leap, it's like the drinking game when they yell chug chug chug....jump jump jump! 

My credit is not in the best shape but I am working on it. I want to apply for the financing but I am not sure what to do!! Im looking for that someone to push me if I don't jump on my own very soon!!
