The trick is to get the fraction to equal one  You don't want your goals to be so large that your achievements are small by comparison and you end up with a fraction less than one and are disappointed.

For example, if you can only live with stainless steel appliances and white shaker cabinets, be prepared to be disappointed when you try to rent a property and cash flow with a decent yield.

I just paid for my first tenant/credit/background history check and I was disappointed to find out that I can't see the credit check.
