Lots to digest

I agree that there is a lot to digest in my question, but I appreciate you attempting to answer to the best of your ability. 

I am still digesting and will have to do closer read through your website.

I'd first digest what @Dan Beaulieu said. 

Many tenants will clean up after their pets, but in my experience, often times they will leave a good amount of previously digested pet food on the ground - hopefully outside.You are right - it is a risk, and like i said, if you don't take that risk, you really limit your potential renter pool.Often times these repairs are minor like scratches on the door or chewed baseboards, but without the animal those scratches and the expenses wouldn't be there.  

It made the laws and purpose of being an agent far easier to digest.

Hey All, Newer member here, but have digested hours and hours material on this fantastic site. 

So technically speaking unless you invest via an LLC your accountant should have around three weeks to "digest" all of your K-1's.My very best!
