The only negotiating point is price, so to hit the same returns threshold with lower income, you have to spend less.But pricing is also dictated by demand.

You should be able to find a 30 year no problem.The key to working with a Realtor is working with a Realtor who has investor knowledge, knows the market, and knows the different real estate avenues and opportunities based on what the numbers dictate.
