Your DTI should be able to support all of your personal liabilities (credit cards, loans, auto loans, leases etc.) as well as taxes, insurance, association fee, and the mortgage payment on all your properties.If your income can support this and you guys get past the preapproved part at the bank, you're good to go.

I ask because when I was recently looking at purchasing a portfolio of properties that included an auto shop.

Get an auto closing fire rated door (which we have) with a peep hole separating the units.

What I would do is meet with your accountant a couple times a  year and discuss a projection for tax time, then you can plan to have 2 separate accounts if you wanted for repairs and for profit and auto-transfer funds to both.

USLI covers everything, primary, rentals, and auto.

Once your list is created you can select and create a multitude of mailers based on your budget and the mailing is done on auto-pilot. 

I can get you set up with MLS auto alerts and I'm wanting to move more into "off market" properties, like divorce, elder and notice of defaults.

An Umbrella then goes over this commercial policy and would be able to go over your personal Home & Auto. 

My credit is rather good (high 700s, a lot of credit cards that I pay off every month, but no large auto/home loan history), and hers is low 700s (long term, but no recent loans/credit cards).
