Numbers I ran seem to work for this with a good appraisal end of rehab taking into account demo, permits & constructions.

Unless you demo the entire structure.

Part of the demo is done.

I’ll be PMing the whole rehab and will opt to do much if the demo and finishing work myself, contracting out only the major permitted work.

And you would be spending more in demo and more to essentially build a new house versus updating an older house.All that being said, I am confused about your idea that the foundation is rotted and may need to be demolished.

Anytime that you demo ceilings where you can see on one side to another, that will all need to have a 1 hour fire rating.

  :) I would never recommend this but most people just get a cheap demo person to remove it.
