Lived in the property for over 3 years, always paid early, left the property spotless, and were a delight to rent to. 

Last one I used was on a 2br 900sf house with most of the furniture left behind, a full kitchen & bathroom demo and 3 old water heaters left in the basement - though these were "stolen" by local dumpster divers, much to my delight since it saved me space and cost for hauling.

My "tenant" hired this law firm and was following their delightful "Unlawful Detainer Game Board" to a T.

Be aware though, the agents who cave and drop their commission the quickest.....do you want them negotiating the sale of your house?
