Investment Info:

Single-family residence fix & flip investment.

Purchase price: $70,000
Cash invested: $80,000
Sale price: $204,000

This was an in house project using a hard money loan. This home was smaller and an easier renovation. We opened it up, did an awesome layout and design and sold this 2 bed, 2 bath for the highest comp in the area!

What made you interested in investing in this type of deal?

The numbers worked for a quick fix and flip. This one would also be a great buy and hold because of the area. Perfect for a rental or Airbnb

How did you find this deal and how did you negotiate it?

The seller sold me the house next door. I caved and paid a little more since I had already established a comp.

I updated the home from a rental to a homeowner house. We modernized everything and made it attractive to a homeowner or as a high end rental or Airbnb.

A homeowner purchased the home
