Being able to enter a property with only 5% down means you can leverage your money way more effectively as well.

If you want to generate revenue, you have to learn to be more effective.

When they finally move out, you'll discover a ton of unreported maintenance and possibly damage caused by failure to maintain.Landlords should encourage tenants to report maintenance issues.

The last tenants did some damage to the interior of the house and repairs like, sheet rock, fixtures, paint, etc. need to be completed. 

There's potentially a domino effect in the event of an unforeseen major expense exceeding my reserves (mainly thinking in terms of natural disasters) affecting my whole portfolio.  

For apartments, I prefer to provide them because many apartment renters make mistakes hooking them up, or they cause damage moving them in/out. 

I think guests hardly ever damage things intentionally, but when you have luggage coming in and out all the time and little kids running around a "new place," there IS a lot more wear-and-tear, scuffs/dents/scrapes, and broken glass. 

The downside is if it gets damaged you have to replace the whole sheet.

Both approaches can be effective, but they come with different sets of considerations.Turnkey properties are often a safer choice, especially for those just starting out.
