Of course every market is different and some markets may be more saturated than others.Another thing to consider is that like Dev mentioned, a lot of people talk about something but very few actually do it as a system. ie a lot of people try something for a short while, don't get immediate results, and give up.A lot of the leads have to be cultivated for a while and you don't get instant gratification.

Think leveraging credibility (if you are lacking experience in large MF)  and the fact that the investors you bring to the deal are your investors to cultivate, which will be your investors when you are ready to syndicate your own deal.

A Realtor is subject to the Code of Ethics which has some extra disclosures when buying from a client(A contact for a listing can be considered a client) I would suggest spending time cultivating for agents who can deliver deals and marketing directly to sellers for off market deals will be the much better bang for the $$

Don't quit, Use this time to grow mentally on RE, cultivate endurance and prove yourself that even in the most toughest and uncomfortable times, you are able to give your BEST (Get good grades, Even if it doesn't make sense) but do your best just because you have the power and freedom to do it. and in the futures, you can be an example for your KIDs.
