Are you pinpointing your exact property with bedroom/bathroom/guest count on AirDNA?

When you replace a refrigerator in your rental property, it typically counts as a capital expenditure (CapEx) rather than an operating expense.

So, unless someone really wanted to cross hairs, I can't imagine it being a problem.

We are 8-10 million homes short, depending on who is counting.  

With a portfolio approach my returns varied from 10% in a bad year to over 20% in a good year but probably averaged out at about 15% not counting appreciation.Now Im moving out of those assets into more syndications and passive.

If you’re resurfacing your rental property’s garage floor, the key question is whether this counts as a repair or an improvement.

The reason being is the house is "owner occupied" so you can't count rent against it.

We quickly got to work, understanding that every day counted.

That said, units with lower bed counts will be easier to manage.
