They have several other LLC's such as Home Partners that purchased properties at low prices and then quit claimed them to Guardian and then Guardian sold them to people who needed to 1031 exchange money into another property.

Sold for a hefty margin two years later.If I had to sum it up - northern Austin for infrastructure and growth; southeast Austin for visionary plays.

He sold it earlier this year for $15k.

No but if you paid for those items you could get copies of them and use them for a private lender who may be able to give you a loan.

Are any of you who use a separate rental agreement willing to share a copy?

I once had a client who sold a property in California and used a 1031 exchange to purchase in Arizona, thinking they were in the clear.

I've only filtered by sold 0-2 years and br/ba which is why i'm surprised.
