It currently rents for $850, which is under market for this neighborhood (market is probably $950).With taxes, insurance, debt service, management expenses, 10% for maintenance, 10% for capital expenditures, and 10% figured in for vacancy, I'm calculating a current cash flow of $90 / month based on the $850 rent.I know that's not stellar, but here's why I like it:The neighborhood is one of those neighborhoods I really believe in -- it is minutes to downtown, and central to major redevelopment and transit projects in my city (Atlanta), and it may just be one of these hot neighborhoods that becomes one of the great places to live.Right now, this is the cheapest on-market property in the neighborhood -- the closest comps are in the 85-95K range, and several flips (not comps, but nicer houses on the same block) have sold in the $200K range in the past month.

So if you have the time could you let me know where or if I'm doing anything wrong. the comps I pulled are from Zillow on the closest properties to the addresses I can find.Property Card says the property is wroth 589k at 1,201sqft 3beds/2bathsthese are the properties that have sold in the area1)$542k 1099sqft 3beds/2baths2)$475k 1445sqft 3beds/3baths3)$565k 1859sqft 4beds/4bathsthe areas price per sqft is $415, so to get the comps as close as possible I'm taking the sqft and multiplying by the average sqft of the area to make up for the area sqft of the properties and then I'm adding or subtracting to the prices the properties sold for for a new price of...1)$583,3302)$373,7403)$292,000these are the new prices I get now to my untrained eyes?

My favorite is the Black Diamond meeting in Waltham (alternates every other month with their Worcester location, next Waltham meeting is in July, also I'm in West Newton as well and it is BY FAR the closest one to us as well).
