Please pardon my ignorance but this is why I am making my first post, help me understand.We’ve all seen the market phases chart explaining:Phase 1 - RecoveryPhase 2 - ExpansionPhase 3 - HypersupplyPhase 4 - RecessionI understand why this is valuable to certain types of real estate investors but I’m failing to find much more understanding short of obtaining the best price when you buy a piece of real estate for the “Have and Hold” Real Estate investor.So... as a have and hold real estate investor, why do I care about market phases beyond obtaining the best price?

Even after I "retire" this 1% monthly gain goal will remain.Then at the very bottom I include a simple 3 line, double axis chart showing total assets, total liabilities and mo / mo % return over time.Long reply, I hope this helps.Tyler Mullen, CFE

The fundamentals may look great the PE looks great the index charts look great but when there are more sellers than buyers none of it matters. 

They can help you choose your chart of accounts and allocate what money is considered capital and what is expense. 

Being party to an executed legal contract is precisely what grants the wholesaler (as the buyer) interest.

Sometimes this can be done over the phone to isolate the precise location of the leak.Also I just saw an ad for sensors that wrap around pipes.

Other people like to go off the beaten chart and along the Skagit river valley.
